- Photograph the interior and exterior of your home and neighborhood

- Install professional sign and security lockbox.
- Submit housing information to the Triangle Multiple Listing
Service.
- Media Advertising

- Your home will have worldwide exposure once placed on REALTOR.com.
- We will notify you of every media ad placement and will continue
to advertise your home with the highest quality products to obtain
the greatest media impact throughout your listing period.
- In-Home Marketing
- We will custom design a detailed, full-color brochure to help
differentiate your home from the competition.
- We will arrange for "Special Feature" cards throughout your home to point out the unique aspects of your home to prospective buyers.
- We will install an exterior flier box and fill it with home highlight sheets. We will leave extras in your home to re-fill when the box gets low.
- Progress and Price Reviews
- Show your home by appointment and keep records of all showings.
- Follow up with REALTORS® showing your home to obtain buyer feedback.
- Review Marketing plan regularly.
- Notify all agents and prospective buyers of any price changes or special incentives.
- Present all offers to you and negotiate to get you the best possible price and terms.
- After Contract
- Install an "Under Contract" sign on the sign in your yard and
update the MLS System.
- Follow up with buyer loan progress.
- Coordinate appointments for all inspections and contractors.
- Assist you with any repairs, cleaning, deliveries, movers, etc.
- Coordinate with attorney all contracts, loan payoffs, liens, pro-rations of property taxes and homeowner dues, deed and title insurance information.
- Coordinate with you and the buyer all utility transfers, move in/out dates, closing time and place.
- Prior to Closing
- Give directions to the closing attorney's office if you plan to attend the closing.
- Remind you of little things that may have slipped your mind in preparing for your move.
- Coordinate the final walk through and inspection of repaired
items.
- Deliver any contracts, receipts or escrow agreements to all parties.
- Review with you, prior to closing, the attorney's calculations
on your settlement statement.
- Closing Day
- Personally attend the closing with you or on your behalf if you are unable to attend.
- Remove the yard sign and lock box before the closing.
- After the Closing
- Be available after closing to assist with all your real estate questions or needs.
- Keep records of your home sale for future assistance to you.
